Architectural Control Committee Meeting Minutes

Saturday, May 17, 2008 Minutes

 The meeting of the Architectural Control Committee was called to order by Gene Clark at 8:35 AM at the Chimney Hill office in Wilmington, VT, Saturday, May 17, 2008. In attendance were Pat Nye, Jim Nye, James Bogard, Robert Bertini, Roy Schluter, John Milley and Mark Packer. Also present was Ken Spicer, Executive Director.

Upon a motion duly made, seconded, and unanimously carried it was RESOLVED to accept the April 19, 2008 ACC minutes.  

Letters

# 648 Twin Brook Road, exterior house staining (same color), approved.

# 650 Twin Brook Road, replace entrance door and deck repairs, approved.

# 443 Splatter Foot Close, exterior house staining (same color), approved.

# B-30 West Road, exterior house staining (Gray), approved.

# 589 Lilla Lane, replace deck (same foot print), approved.

# B-124 High Top Road, shingle garage, shed and addition, approved.

# B-11 Lower 40, replace deck (same square footage), approved.

# 16 Bullet Hole Road, deck enclosure. The committee determined that by adding the deck enclosure it would increase the “livable” space of the home and would therefore require a permit. Plans submitted were sufficient but a full application and appropriate fee would be required.

# B-44 Raccoon Run, removal of 1,000 gallon in-ground oil tank, approved.

 New Business
# 395 Bunny Lane, Hagens, Addition

Application received for the construction of an addition to their existing home. Addition would encroach into the side boundary set back requirement of 20 feet and would require a variance from Chimney Hill and the Town of Wilmington. A letter was received from the adjacent neighbor who indicated that they had no issues with the granting of a variance in this matter. After review and discussion the committee will recommend to the Chimney Hill Board of Directors that a variance be approved for the construction of an addition as submitted. If approved by the Board the committee will require a Town of Wilmington Zoning permit and Town approval of the set back variance.

Ken Spicer reviewed all open permits, the following actions were taken:

Extension Requests
The following open applications were issued extensions to their CHOA building permits:

# 389 Bear Lair Lane, Addition, extended to 7/31/08.

None issued.

Members’ Concerns
None.

Other Business
Ken Spicer reported that Fair Point Communications (took over from Verizon) is offering DSL service throughout Chimney Hill.

A motion was made and seconded to adjourn the meeting at 9:20 AM.
